Thanks for all your hard work. Great site which I have viewed a lot! I have two local builders who are happy to refurb a property, but wait until we sell to take the profit from the deal.

So my plan would be to find a property with market value of say K, that needs say 5K of refurb to make it saleable. I would get an option on it for say K over 4 months, with the entitlement to refurb.

Once the builders had done their thing, I would market it with local agents, and accept say K giving me and the builder 15K profit to split between us. Do this once a month and we are rich! Do I have to exercise my option first, and buy the property for K with a mortgage or bridge before marketing with the estate agent?

Then our buyer might get into problems with raising a mortgage since we the Sellers have not owned the property for six months.

Or do we assign the option to the buyer that the EA finds. This cash outlay would probably prove too much for most purchasers. Also if the financial shenanigons seem complex, it may well put off potential buyers and Estate Agents! So how will all this side of things work?
